Overview
The Ewers family entrusted The Exterior Zone with a comprehensive restoration of their Lapeer home, which included steep-slope and flat roofing systems, ventilation upgrades, full gutter and guard replacement, and shutter enhancements. What began as a leak investigation turned into a full-scale exterior renewal, executed across multiple phases with precision planning, proper sequencing, and adherence to GAF Golden Pledge warranty standards.
The home’s exterior showed signs of wear across multiple systems, including roofing, gutters, fascia, and attic ventilation
Before
Shingle roofing exhibited granule loss, improper flashing, and evidence of previous leaks at valleys and penetrations.
The home exhibited several areas of concern prior to our restoration efforts:
- Active leaks from the upper front valley and a dead valley at the rear roof transition
- Improper flashing details, loose nails in rain lines, and missing steps near wall transitions
- Water ponding on the flat roof, indicating insufficient slope and outdated membrane system
- Rotted fascia and inadequate attic ventilation contributing to deck rot and mildew
- Aging vinyl shutters with faded finishes and brittle fasteners
The existing flat roof had minimal pitch and standing water, with failing seams and poor drainage causing moisture intrusion.
Old gutter systems lacked adequate flow control, with disconnected downspouts and signs of clogging and overflow.
Attic inspection revealed mold and mildew on roof decking, along with delamination and structural rot in several areas.
Scope of Work
This multi-discipline project required coordinated work across roofing, gutter, ventilation, and trim restoration:
Steep Slope Roofing
Decking replacement underway on the main slope, followed by high-temp ice & water shield, synthetic underlayment, and new shingle installation.
- Removed two layers of shingles in designated rear areas
- Re-decked 20 squares with 66 sheets of new OSB
- Applied GAF StormGuard Ice & Water Shield and DeckArmor synthetic underlayment
- Installed GAF Timberline Ultra HDZ shingles in Charcoal with open valleys and TimberTex ridge cap
- Integrated Cobra Snow Country ridge vent for optimal attic ventilation
- Applied RMR 141 and RMR 86 mold remediation in attic before sealing roof deck
Flat Roof System (EPDM)
EPDM flat roof installation in progress, including tapered ISO board for slope correction and new perimeter flashings.
- Removed saturated flat roof membrane with near-zero pitch
- Installed tapered ISO board and 60mil Versico EPDM with seam tape and adhesive
- Integrated RUSS strips at wall transitions and new termination bars
- Applied edge flashing, drip edge, and sealed corners with custom bent metal
- Reinstalled railing and completed critical flashing upgrades near saddle transitions
Ventilation & Soffit Enhancements
Cut-in louvered metal soffit vents being installed over existing aluminum soffit to improve attic ventilation airflow.
- Installed (28) 8″x16″ white louvered soffit vents for increased intake airflow
- Reworked aluminum soffit cutouts and cleaned all openings
Gutters & Guards
Seamless white aluminum gutters custom-formed and installed on-site with new hidden hanger brackets and outlets.
- Installed 6″ seamless aluminum gutters with HydroFlo Micro Mesh gutter guard (exclusions on SE and NE upper sections)
- Used MaxFlo outlets on unguarded sections and standard outlets on guarded areas
- Installed (11) new 3″x4″ downspouts, adapters for underground drains, and flip-up extensions where required
- Resealed all seams with tri-polymer sealant for long-term performance
Shutter Replacement
- Removed all existing vinyl shutters and sealed anchor holes with Solar Seal
- Installed (21) new black louvered vinyl shutters using cabinet screws with painted heads
- Pre-drilled all mounting points for uniform placement and clean installation
After
The completed renovation addressed every pain point the Ewers family had identified—and more. The steep slope roof now features a fully integrated GAF system backed by the Golden Pledge warranty, and the flat roof has been completely re-pitched with long-term EPDM protection. Modern soffit ventilation promotes healthier attic airflow, while the white gutters and black shutters accentuate the refreshed exterior.
The result is a protected, performance-ready home with renewed curb appeal and upgraded functionality.
