Grundner Flat Roof & Leak Repair | Oxford, MI

The Grundners reached out to The Exterior Zone after discovering water intrusion near her front porch. With an ongoing interior renovation project already underway, it was critical to diagnose and resolve the issue quickly to avoid further damage. After an expert evaluation, we identified multiple contributing factors including improper flashing, aging EPDM material, and missing step flashing at critical corners. We addressed the flat roof failure through a full tear-off and replacement using a GAF-approved EPDM restoration system.

They initially noticed signs of a leak at her covered front porch, located beneath a second-story overhang. A temporary cover was installed to prevent further damage until a permanent fix could be completed.
Inspection and diagnostic photos revealed:

  • A deteriorated flat roof membrane with ponding and edge failure
  • Poor installation of transition flashing and metal
  • Evidence of water tracking behind siding and trim
