Overview
The Grundners reached out to The Exterior Zone after discovering water intrusion near her front porch. With an ongoing interior renovation project already underway, it was critical to diagnose and resolve the issue quickly to avoid further damage. After an expert evaluation, we identified multiple contributing factors including improper flashing, aging EPDM material, and missing step flashing at critical corners. We addressed the flat roof failure through a full tear-off and replacement using a GAF-approved EPDM restoration system.
Before
They initially noticed signs of a leak at her covered front porch, located beneath a second-story overhang. A temporary cover was installed to prevent further damage until a permanent fix could be completed.
Inspection and diagnostic photos revealed:
- A deteriorated flat roof membrane with ponding and edge failure
- Poor installation of transition flashing and metal
- Evidence of water tracking behind siding and trim

Scope of Work
Our team executed a multi-phase approach, combining structural updates, new materials, and detailed installation techniques:
Flat Roof Removal & Preparation
- Removed existing flat roofing materials and exposed decking
- Removed aluminum and wood trim from window above porch
- Carefully removed siding panels for access to wall flashing area
- Replaced damaged OSB and 2x framing members as needed
EPDM Flat Roof Installation
- Fastened new 1/2″ ISO board to prepared decking
- Installed RUSS stripping at all wall-to-roof transitions
- Fully adhered 60 Mil EPDM cap sheet with seam and edge tape
- Custom-bent and installed metal transition flashing around perimeter
- Installed cured and uncured cover strips at edges and seams
Trim & Siding Restoration
- Reinstalled siding and window trim with improved kick-out flashing
- Custom-wrapped trim in matching aluminum coil stock
- Sealed edges using terpolymer rubberized sealant
EPDM fully adhered to new ISO insulation / Transition flashing installed at edge termination / Trim wrap and siding reinstalled
After
With the new EPDM system in place, Kayla’s front porch is now leak-free and built to handle Michigan’s extreme weather. All siding and trim were restored to their original look with
- improved moisture protection.
- The completed flat roof system provides:
- Clean water runoff with proper pitch
- Long-lasting membrane integrity
- Reinforced window and wall protection
