Overview
The Hootons partnered with The Exterior Zone to refresh and protect their Clarkston home with a dual-phase exterior renovation. Beginning in summer 2023 with a complete exterior painting and soffit vent upgrade, we returned in spring 2025 to complete a full roof replacement. The two-phase approach allowed us to address both aesthetic needs and long-term performance goals while preserving and enhancing the home’s classic character.
Before
Before the renovation began, the home showed several signs of exterior fatigue:
- Peeling paint and sun-bleached trim around entry doors, windows, and eaves
- Wood rot visible on trim near the front porch gutter and lower bay window
- Inadequate attic ventilation with outdated soffit vents
- Aging roof with suspected mildew and moisture damage in attic spaces

Scope of Work
The project was divided into two major phases—Exterior Painting & Ventilation (2023) and Roof Replacement (2025):
Phase 1: Painting & Soffit Ventilation

- Steam-cleaned all siding and trim using 180°F power washer and detergent
- Scraped peeling areas and sealed seams using TowerTech2 caulk and NPC Solar Seal adhesive
- Applied Benjamin Moore Regal Select Low Lustre Exterior Latex to siding and trim (White)
- Painted entry and side doors in Benjamin Moore Moroccan Red 1309
- Replaced deteriorated trim using MiraTec composite and plywood panels
- Installed 22 new 8×16″ louvered soffit vents across eaves

Phase 2: Roofing System Upgrade (Completed April 2025)
- Removed old shingles and replaced 33 sheets of compromised OSB
- Installed GAF Timberline HDZ shingles (Patriot Red) with closed valleys and Seal-A-Ridge cap
- Upgraded attic ventilation with Cobra Snow Country ridge vents and baffles
- Applied GAF Ice & Water Shield, synthetic underlayment, drip edge, and starter shingles
- Installed 3 new bathroom fan exhaust vents and addressed attic mold with RMR solutions

After
The renovation gave the Hootons a cohesive, clean, and fortified exterior. The fresh white paint highlights the architectural lines of the home, while the Moroccan Red doors add a welcoming focal point. Patriot Red shingles give a pop of color and long-lasting protection, and the upgraded ventilation system will keep the attic dry and temperature-controlled for years to come.
Together, these updates restored both form and function, leaving the home protected from Michigan’s seasonal extremes.
